Your home (or property) may be repossessed if you do not keep up repayments on your mortgage or any other debts secured on it.

 
Fixed Rate

Your interest rate stays the same for an agreed period, usually 2, 5 or 10 years. Payments won't change, which makes budgeting simple. A solid choice if you want certainty. When the fixed period ends, we'll review your options before you drift onto a higher rate.

Variable / Tracker Rate

Your rate moves with the Bank of England base rate, so payments can go up or down. It can work well when rates are falling and often comes with fewer early repayment charges. We'll be honest about whether the flexibility is worth the risk for you.

Interest Only

You pay just the interest each month, keeping payments lower, but the full loan is still owed at the end. You'll need a credible repayment plan in place. It's not right for everyone, and if it isn't right for you, we'll tell you.

Discount Rate

A discount off the lender's standard variable rate for a set period. Payments are lower to start, but not fixed, if the lender's rate moves, yours does too. We'll make sure you understand what happens when the discount period ends.

Mortgage Terms

Most mortgages run for 25 to 35 years, though shorter & longer terms are available. A longer term reduces monthly payments but increases total interest. We'll run the numbers properly so you're choosing the right term for your budget.

Deposit

Most lenders require at least 5–10% of the property value as a deposit. A larger deposit unlocks better rates and more options. We'll give you a realistic picture of what's achievable now and what a bit more time saving could get you.

Loan to Value (LTV)

LTV is your mortgage as a percentage of the property's value. A £180,000 mortgage on a £200,000 property is 90% LTV. The lower your LTV, the better the rates available to you, which is one of the main reasons a bigger deposit works in your favour.

Repayment Options

With a repayment mortgage, each payment covers interest and capital fully paid off at the end of the term. With interest only, you pay just the interest, leaving the full loan due at the end. Both have their place and we'll help you choose.

Generally, the maximum loan-to-value (LTV) ratio for a standard mortgage purchase is 95%, allowing you to borrow up to 95% of the property’s value with a 5% deposit. However, this maximum LTV can change depending on specific factors related to the borrower or the property. For example, if you have a lower credit score or an unstable income, lenders may reduce the maximum LTV, which could require a larger deposit. Additionally, certain property types, such as new builds or leasehold properties, might have different LTV limits. Factors like the lender’s policies and your financial profile significantly influence the LTV available to you, so it’s essential to ensure you’re getting the best possible deal.
